Advanced Treatment Septic Systems for Springs and BMAP Zones

In Marion County's spring-protection zones, a new or replacement septic system may be required by state law to be an enhanced nutrient-reducing (ENR) system. We connect you with a licensed local contractor who installs and maintains advanced treatment systems and knows the Silver Springs and Rainbow Springs rules.

What advanced treatment is

Conventional septic systems remove solids and disperse effluent, but they are not designed to remove much nitrogen. Advanced, or enhanced nutrient-reducing, systems add a treatment step. Florida approves them as cutting total nitrogen by at least 50 percent before the drainfield, or at least 65 percent across the tank and drainfield combined. Florida recognizes several approaches:

Where these rules apply in Marion County

Marion County is split between two springsheds along Interstate 75. East of I-75 drains to Silver Springs and west of I-75 drains to Rainbow Springs. FDEP combined the two plans into a single BMAP adopted April 27, 2026, and advanced treatment can be required anywhere inside that BMAP area, on any lot size, rather than only inside a Priority Focus Area. Our springs and BMAP guide explains the geography and the law in detail, and town pages such as Dunnellon and Silver Springs cover local specifics.

Maintenance is part of the deal

Advanced systems have a treatment process to keep running, so Florida requires an ongoing maintenance contract and, for performance-based systems, an operating permit. Budget for regular service, not just the installation. The contractor we send your request to can explain the maintenance obligations for the system your site needs.

What it costs

Florida sources put the ENR premium at roughly $8,000 to $20,000 above a conventional system, with total installed cost commonly around $15,000 to $35,000 and annual maintenance often $800 to $1,500. See our cost guide for the full picture. These are ranges for context, not a quote.

Frequently asked questions

What is an ENR advanced treatment system?

An enhanced nutrient-reducing (ENR) system is an advanced onsite system that Florida approves as cutting total nitrogen by at least 50 percent before the drainfield, or at least 65 percent across the tank and drainfield combined. A conventional septic system is not designed to remove much nitrogen. Florida recognizes several approaches, including in-ground nitrogen-reducing biofilters, certain aerobic treatment units, and engineer-designed performance-based treatment systems.

Why would I be required to install one?

The combined Silver and Rainbow BMAP, adopted April 27, 2026, requires that within the BMAP area, if central sewer is unavailable on any lot size, a new system must be a DEP-approved ENR system achieving at least 65 percent nitrogen reduction. Its remediation policy also reaches all existing systems in the BMAP when a construction permit is needed to repair, modify, or replace them. This is broader than the old Priority Focus Area trigger and it is not limited to lots of one acre or less.

How much do advanced treatment systems cost?

Florida sources put the ENR premium at roughly $8,000 to $20,000 above a conventional system, with total installed cost commonly around $15,000 to $35,000 and annual maintenance often $800 to $1,500. These are typical ranges, not a quote.

How do I find out if my parcel is affected?

Check whether the parcel falls inside the combined Silver and Rainbow BMAP boundary on the FDEP map, then confirm with the licensed contractor during the site evaluation. East of Interstate 75 drains to Silver Springs and west of I-75 drains to Rainbow Springs, but both are now one BMAP and the requirement runs across the whole area.
